ARCHITECTURAL SERVICES
PRELIMINARY DESIGN
Pre-design stage
* obtain client’s design brief and other requirements
* provide recommendations for fees for the appointment of consultants
* inspect the site and investigate site conditions and constraints
* undertake preliminary analysis of authority regulations and requirements
* obtain the client’s approval to prepare sketch design
Design Stage
* arrange and attend meetings with the client, authorities and others
* prepare sketch drawings and any other information deemed necessary to fully explain the design
* prepare a design brief for the consultants
* prepare preliminary costings
* prepare a preliminary selection of materials and finishes
* obtain the client’s approval to proceed with design development drawings
Time frame: 3 - 6 weeks
DESIGN DEVELOPMENT
* develop the sketch designs into the final design solution with drawings of an appropriate scale and other details to adequately explain he design
* coordinate the design work undertaken by consultants
* review the final design against the budget and prepare a cost estimate
* prepare the necessary documentation for planning application and assist the client with lodging the applicaiton
* assist in obtaining the Planning Approval
* on receipt of planning approval obtain client approval to proceed with contract documentation
Time frame: 3 - 6 weeks
CONTRACT DOCUMENTATION
* prepare drawings at an appropriate scale including plans, elevations and sections, together with other details and schedules to enable the project to gain building Rules consent
* coordinate and integrate the work of consultants with the architectural drawings
* prepare a specification describing the quality of materials , finishes and workmanship necessary to complete the project in accordance with the drawings and the client’s requirements
* submit documents for Building Rules consent
* recommend to the client a preferred method of engaging a contractor
* seek client’s approval of documents and method of proceeding
Time frame: 6 - 8 weeks
CONTRACT ADMINISTRATION
Tendering (if this is the chosen method)
* call tenders
*respond to enquiries to tenderers
*close and assess tenders
*negotiate with the preferred tenderer
Administration
* prepare contract documents for signing by both parties
* undertake periodic site inspections, check work in progress regarding design quality control, materials selection and performance as set down in the contract documents
* review shop drawings and other builder’s submissions
* provide supplementary details and information
* provide instructions to clarify contract documents where required
* administer variations and obtain client approvals
* arrange and attend site meetings and other meetings as required
* provide the client with regular reports regarding time and progress
* assess progress claims and progress certificates
* assess and approve claims for extensions of time
* adjust prime cost sums and other provisional sums included in the documents
* coordinate consultants
* prepare defects list prior to practical completion
* inspect rectification and issue certificate of practical completion
Post construction
* assess the final contract account
* inspect the works and prepare final defects listing
* issue final certificate on completion of all defects and outstanding work
